Florence James Studios offers a versatile space for photographers, videographers, brands, and content creators.
Our studio includes a large warehouse, kitchenette, chic hair and makeup area with Hollywood-style mirrors, and a range of props. We offer various backdrops and top-notch studio equipment for all experience levels.
Explore an array of props, from costumes and party supplies to vintage items, toys, and special effects like bubble and fog machines. Our Propsyland plinths are a unique highlight.

STUDIO Hire Options
DRY HIRE
WHAT’S INCLUDED:
Access to warehouse space only.
This option excludes ANY backdrops, gear, furniture, or props. If you require any of the above, please book a full-hire option.
PERFECT FOR CREATORS WHO USE NATURAL LIGHTING, BYO LIGHTS or intend on shooting with just the walls.
Minimum 2 hours
We offer a 10 minute grace period on each booking should you arrive early.
Dry Hire fees:
PER HOUR - $120 INC. GST
Full Day (8 hours) - $750 inc. GST
*2 hours minimum

WHAT’S INCLUDED:
Access to the entire collection of props and furniture
A variety of constant lighting & Ring lights
A variety of lighting modifiers, such as soft boxes, snoots, reflectors, beauty dishes, etc.
6 x Godox Pro AD600 Strobes + Canon trigger
Studio gear, including C-stands, trolleys, tables, lighting modifiers
A variety of backdrops: Large paper rolls, small paper rolls and 100’s of printed PVC backdrops (Propsyland).
A variety of costume/wardrobe options
Access to all areas, including makeup station, kitchen, lounge room, warehouse, Cyclorama and prop library

We have a dedicated lounge and make-up station complemented with a Hollywood vanity and floor mirror.
The kitchenette includes access to the fridge, microwave, coffee machine, kettle, and toaster. Please note - we do not have cooking amenities.

We are next door to Zone Fresh with many cafes, food outlets and stores within walking distance (office works, spotlight, pillow talk, grocer, newsagent, etc.).Coles is conveniently located within a 5-minute drive.

Our studio is available to book from 7am - 11pm
(Monday to Saturday)Our Office Hours:
9am-5pm (Monday - Friday)
Extended Hours:As our space has an abundance of natural light, some shoots may require an evening booking in order to control the atmosphere (eg. our colourful retro scene).

We have 4 designated on site car parks with an abundance of street parking near by. Homezone is located next door with ample parking.

WE DO NOT HAVE lighting control over the ceiling, and the roof is exposed. Please be mindful of this if you are shooting video.
We have air con in our front room; however, the warehouse is not currently air-conditioned. We have a variety of fans available for the warehouse.
Please note - our studio is located next to a mechanics and other industrial businesses. The space is not sound proof.

Securing your studio rental is a seamless process with online bookings.

PARKING: 4 designated car spaces are available on site. Please only park in the spaces reserved for Florence James Studios.

ACCESS: Unfortunately, we can not provide garage door access at this time for large items, and access into the studio is only available by the front door.
Grace Period: Please be advised that a 10-minute grace period is granted before the commencement of your booking. It is essential to note that access to the premises may not be available prior to this grace period.
OVER TIME: Should your booking go over, there is a 10 minute grace period before an automatic hourly fee is added to your booking.
Studio lighting: The space has ABUNDANCE OF NATURAL LIGHTING. WE DO NOT HAVE CONTROL OVER THE CEILING OR NATURAL LIGHTING, PLEASE CONSIDER THIS WHEN SHOOTING VIDEO.

Our studio is available to hire Monday through to Saturday from 7am-11pm.
Our studio is not open to the public - Bookings only.
Office hours: 9-5pm Monday to Friday

Payments - Payments are made through the booking portal (Fresha) with Stripe or Paypal payment options. No cash is held on-site.
When booking directly through the online portal, we require a 50% deposit. The remaining 50% is due on the day of your shoot, which will be automatically processed via the card details provided.
Cancellation – Cancellations must be made 72 hours before the booking to avoid a forfeit of your 50% deposit.
Overtime – Your booking will be automatically docked at $120 per hour if your shoot runs over your allocated time.

4 designated car spaces on site – Please park only in the reserved spaces for Florence James Studios x Propsyland.
Parking in other reserved spaces is at your own risk of being towed.
There is a shopping village next door with ample parking or street parking is available also.

Whilst we understand you may need to prep things for your shoot, we can not always guarantee availability ahead of time for you to drop off products or prep in our studio.
To respect our other clients, please reserve the studio for an additional day or hours if you need to come in advance.
Other requests: If you need us to prep things for you, please note there may be additional fees. -
Overtime – Your booking will be automatically docked at $120 (for dry hire) or $175 (for full hire) per hour if your shoot runs over your allocated time. There is a 10 minute grace period before this fee applies.
Please ensure you allocate enough time in your bump in and out to avoid additional fees. Clean up must be allocated within your booking time. -
You agree to return the space as is, ensuring it is clean and free from rubbish/mess, including returning props, backdrops, tables, gear, etc., to their original home.
A $200 fee cleaning will be automatically docked if the space is not in its original condition.We supply cleaning supplies, mop, vacuum, bin bags etc for your convenience.

We currently can not offer access through our garage door. Please consider this before booking.
Entry via the front door only. -
Due to the size of the space, we ask to keep the production team at 30 people and under. Should you require additional people, please let us know at the time of your booking.
The space is not suitable for children. If you require children on set (e.g. if they are your talent), please confirm with us before booking to ensure we can remove any hazards (stands, props, breakables, etc.).

We have a network of creators, models, gaffas, set designers, hair and make-up artists, etc. Please get in touch and we’d be happy to help!

We have an add-on assistant fee option if you require help on your shoot.
This can include lighting set up, backdrop set up, providing props, and pack down.Fee: $200 per hour.
Please note - you must book this ahead of time otherwise, we can not guarantee availability.

Unfortunately, we can not currently accommodate large events.
Small events such as craft work shops are permitted. Please get in touch prior to booking

Dry hire gives you access to the space only, whereas full hire includes access to all props, backdrops, stands, gear, and tools.
Strobes are not included in either option. Please book our strobe package should you require them.

For the most part, yes! The studio space is for you and you only on your shoot!
It’s important to note that our packing warehouse for our other business is downstairs next to the studio and oour team is always on site throughout studio bookings.
Please let us know ahead of time if you require complete private access to the space due to the nature of your shoot! -
No, you must bring your own. You can also enquire with us at Florence James Collective should you like to explore our other services.

We often have custom sets come and go that do take up some space. Please consider this factor prior to booking and if you have any concerns or questions, please let us know!

We often ask if we can shoot BTS footage and photos of your reservation for our social media. If you prefer your session remain private, that is more than okay! Please let us know.
